That means buyers have access to roughly 3,800 attached homes, with average market time around 105 days. Instead of rushing into a decision, buyers now have more room to tour properties, compare options, evaluate condition, and structure a smarter offer.

Single-family homes present a different but equally interesting opportunity. With nearly 3,000 homes on the market, many sellers remain open to reasonable offers, giving buyers meaningful flexibility. At the same time, single-family prices have stabilized and begun to move upward again.

That combination matters.

Buyers still have leverage today, but the earliest signs of recovery are already showing. For those considering a move, buying now may mean positioning ahead of the next market upswing rather than chasing it later.
